Description

The Property Management Intern will assist the onsite property management team. The primary goal for a Property Management Intern is to gain a comprehensive understanding and experience in all areas of managing a property.

Responsibilities

Major Objectives:

  • Understand how to analyze a market in terms of rent, concessions, employers, new development, etc- a holistic approach to a market survey.
  • Understand how to forecast for budgeting purposes and analyze a financial statement.
  • Understand the various aspects to marketing and advertising which includes social media, search engine optimization, third party advertisers, branding guidelines, and graphic design.
  • Assist with leading, developing and coordinating onsite team members to reach their fullest potential and exceed the goals of the community by maximizing performance.
  • Collaborate with the Community team on the objectives for the community and how best to achieve its goals such as physical and economic occupancy, marketing, expense control and lease up stabilization.
  • Ensure that each resident and employee experience is in line with the Garrett Residential vision and expectation.
  • Gain insight into the hiring process and building a team.
  • Understand the similarities and differences between the lease- up of a new construction property versus operating an exisiting assets.

Specific Duties & Responsibilities:

  • Work on site with the leasing consultant fielding and responding to leads, setting appointments, conducting tours, following up and closing sales with prospective residents.
  • Engage with residents in person, via phone, and via online communications and create an exemplary customer experience for all future and existing residents at the community.
  • Review and understand the building block aspect of Garrett Residential Policies and Procedures.
  • Support the Garrett Residential team.

Qualifications

Required Skills:

  • Strong Microsoft office skills and web search engines.
  • Strong written and verbal skills.
  • Ability to handle multiple tasks and for multiple projects.
  • Ability to work independently and with team of professionals as needed.

Required Education:

  • Currently enrolled in Bachelor's or Master’s degree in business, property management, or some other relavent field.
  • Must be proficient in Microsoft Office Suite.
  • Must be an excellent verbal and written communicator.
  • Skills and experience with marketing, public speaking, and presentations is a plus.

  • Relentless problem solving skills.
  • Ability to anticipate.
  • Must understand the difference between causation and correlation.
